- Holding onto the Security Deposit on behalf of the Tenant in Trust and returning it at the end of the tenancy according to the Residential Tenancy Act with the appropriate interest and less any approved damages.
- Conducting a move-in and move-out to ensure the inventory is all there and to assess if there are any damages that need to be compensated for at the end of the rental term.
- Collecting the monthly rent on the Owner's behalf and ensuring it is deposited into the Owner's account ON TIME as per the rental agreement.
- Organizing the maid service and paying them out of the rental income.
- Being accessible to the Tenant 24-hours a day, in case of any emergencies, necessary repairs, or any inquiries regarding the property.
- Ensuring it gets rented after each tenancy by placing ads on the Owner's behalf.
- Liaison between Owner and Tenant to ensure property is being well maintained at all times and both parties are happy with the rental.
- Processing any additional payments on behalf of the Owner from the rental income such as: carpet cleaning, painting, condo fees, long distance charges, phone, heat, light, Internet charges, etc.
- Making any modifications to the furnishings that the Tenant may request in order to rent the property.
